House Rules

These Terms and Conditions contain important information about your stay and we kindly ask that you read these carefully. If there is anything you would like to discuss regarding your booking or these terms and conditions, please don't hesitate to contact us.

Who we are

The AHKM Leisure Ltd incorporated and registered with the Companies House England since 2006 (registration number 05677135) is the proud owner of The Old Mill premises and outside garden area offering accommodation services for recreational purpose.

Your booking Request

Your booking will not be complete until you receive a written email confirmation. We require the total amount of your booking cost latest 30 days prior to your stay. The sum is non – refundable if you cancel your booking later than 30 days before your stay or if you fail to arrive for your stay at The Old Mill. You will not be allowed entry into The Old Mill premises unless the rest of the payment is received.

Security Deposit

We reserve the right to charge a reasonable fee to hold until you check out which will be fully refunded back to you within 24 hours after you have checked out provided no damage to the house, equipment or facilities is caused, no items are lost or missing. We require the security deposit to be paid via bank transfer only and the payment has to be recorded on the account no later than 1 day prior to your stay.

Changing your booking

If you wish to make a change to your booking, please contact us. We will let you know if the change is possible and will send you a confirmation email if the change is accepted.

We will do our best to honour your booking however, where absolutely unavoidable, we reserve the right to cancel your booking at any time. In such circumstances, we will provide you with a full refund and we will have no further liability to you in relation to the cancellation.

Checking in and out

Unless otherwise agreed or as set out below, the CHECK-IN time is between 3pm and 8pm local time and CHECK-OUT between 8am and 11am. A member of staff will welcome you and show you around the house. You will be required to sign a rental agreement, subject to these terms and conditions and pay fees for additional services you requested. All guests will be required to show ID card or Passport, which we will take a copy of for our records. We reserve the right to refuse entry to The Old Mill to anyone who is unable to provide this information.

Guests under 18

Please note that all guests under the age of 18 must be accompanied by adults during their stay. We reserve the right to refuse entry to The Old Mill to anyone who is under the age of 18.

Changes in group size

The number of people allowed into The Old Mill is the number specified when making reservation. You are required to inform us about any additional people joining your group or visiting you during your stay. There is an additional fee per person per night. Please contact us immediately if you wish to make changes to the group size.

The total number of quests can’t be higher than the total bed capacity of the accommodation. The Old Mill’s maximum capacity is 13 people.

Parties and Events

No parties or events are allowed in the premises of The Old Mill including all outdoor space.

The Old Mill provides professional cleaning services including linen laundry service before and after every stay, however we kindly ask that you clean and tidy all used kitchen-ware and dispose of rubbish in the designated bins provided. Additional cleaning charge may apply if required.

Parking

There are 4 parking spaces on the private drive way next to the house. It is not allowed to park on the street.

House Rules

During your stay, we ask that you comply with the following House rules.

Our Rooms

It is not allowed to move or rearrange furniture or equipment of The Old Mill.

The images of our rooms and facilities on our website are for illustrative purposes only. The bedrooms that will be available to you will depend on your group size. No one else is allowed to stay in the property during your stay.

Noise

All guests are asked to respect nearby residents when in the premises or while in the surrounding area. No loud music or loud disturbance is allowed after 22:00 until 06:00 local time.

No Smoking

No smoking or vaping is permitted inside The Old Mill at any time, whether in your room or elsewhere. Smoking is only permitted in the garden and we politely request that cigarette buts are disposed of in the ashtrays provided and not flicked onto the ground. We reserve the right to charge a reasonable fee in respect of specialist cleaning in the event we suspect smoking has taken place in your room(s) during your stay. We also reserve the right to terminate the remainder of your stay in the event that we find you have failed to comply with our smoking policy.

Animals and pets

No animals will be allowed in the indoors or The Old Mill. We reserve the right to charge a reasonable fee from the safety deposit you have paid in respect of any damage or specialist cleaning that may be required. We also reserve the right to terminate the remainder of your stay in the event that an animal is causing a disturbance.

Accidents

Guests must report any accident or injury they or their guests may have whilst on the premises immediately to a member of management and in any event, within 24 hours of the incident. This information is needed in order to comply with health and safety obligations and for insurance purposes.

Inappropriate behaviour

We kindly ask that you respect our neighbours and refrain from any improper, violent or abusive behaviour and any illegal conduct at all times during your stay. We reserve the right to ask you to leave the premises and cancel the remainder of your stay in the event that you fail to respect this policy without any right to a refund of any fees paid for the remaining duration of your stay.

Using The Old Mill facilities

Use of Steam Room, Jacuzzi, children’s playground, grilling areas or other facilities available at The Old Mill is entirely at your own risk. Induction sessions explaining how to safely and properly use the facilities and equipment can be made available upon request before using the facilities and Users Manuals are available to you at all times in the Manual Folder. Do make sure you know where the Manual is kept. You must not use any equipment or undertake any activity at The Old Mill unless you are satisfied that you are competent to do so in a safe and proper manner. When using any equipment and facilities available at The Old Mill, you must take care to safeguard your own health and safety and that of other people, and you will be solely responsible for any loss or injury that you cause to yourself, other persons or to the equipment or facilities.

A 100% cancellation charge will be incurred if you cancel use of Steam Room or Jacuzzi less than 24 hours local time prior to the time of the arranged use.

Damage and Loss

We kindly ask that all guests respect The Old Mill rooms and facilities. In the event that there is any damage to the room(s) during your stay or if any items are missing from your room(s) upon your departure, we reserve the right to deduct a reasonable fee in respect of such damage and/or missing items from the security deposit you have paid before your stay.

All reasonable effort are made to provide secure accommodation environment. The premises are equipped with the alarm security system and camera system to monitor activity in your absence and/or activity outside around the premises. Nevertheless, the risk of theft, damage or loss of our guests’ personal possessions cannot be eliminated entirely and we strongly advise you against bringing valuable items such as jewellery or large amounts of cash.

We shall not be liable to any guest for any loss, damage or injury suffered by our guests or to their property. However, this does not exclude or limit in any way our liability where it would be unlawful to do so, and which includes liability for death or personal injury caused by our negligence (or the negligence of our employees, agents or subcontractors) and for fraud or fraudulent misrepresentation.

Security Cameras and Smoke Alarm

There are several security cameras installed inside and outside of the property monitoring all external doors and perimeter of the premises. All the internal cameras will be inactive during your stay for privacy protection.

There are several smoke alarms installed inside the property in accordance with the building’s safety regulations. You will be instructed on how to turn off the smoke alarm if activated on your arrival.

The Old Mill trade marks

All guests shall not use the names, logos, colours, trademarks, service marks, photographs, trade dress, or other identifying features of The Old Mill without obtaining our specific prior written approval as to the specific use. Guests may not produce or create, or authorise others to produce or create, the Old Mill Marks for any purpose whatsoever, including, but not limited to, in any communications, marketing, advertising or other promotional materials (including, but not limited to, brochures, flyers, invitations, and email messages) that utilise the The Old Mill trade marks without our prior written consent.

Other important terms

Force majeure

The Old Mill will not be responsible and will not pay any compensation where we are preventing or delayed from performing our obligations due to an event beyond our reasonable control, including but not limited to flood, earthquake, mechanical breakdown, IT failure, fire, adverse weather conditions, acts of terrorism, gas, water or other utilities.

We may transfer this agreement to someone else: We may transfer our rights and obligations under these terms to another organisation. We will always tell you in writing if this happens and we will ensure that the transfer will not affect your rights under the contract.
